D. Tyndall Yaap, SIOR, CCIM
As President and CEO, Tyndall Yaap is responsible for all firm policies and procedures, day-to-day operations, development and transactions. He also oversees all institutional capital raising activities, joint ventures and structuring commingled funds.
Prior to co-founding IDV, Tyndall, as Managing Director of the Industrial Division of Capital Commercial Investments, Inc. from 2007 through 2012, was directly responsible for developing over one million square feet of light industrial buildings (27 facilities) and 400 acres (14 locations) into industrial/business parks. During these five years, two of which were “The Great Recession”, the total development value was ~$143 million and total transaction volume over $310 million.
From 1997 to 2007 Tyndall worked as an industrial real estate broker at Grubb & Ellis. His focus was on transactional and advisory assignments for corporate, institutional, and developer clients. During these ten years, Tyndall gained extensive experience working with landlords and tenants, which has provided him with unique insight into each party’s motivations. While at Grubb & Ellis, Tyndall leased, sold or developed over 20 million square feet in excess of $500 million in transactions.
Tyndall’s experience and insight has developed him into a highly skilled real estate investor, developer and negotiator. He is recognized as a leading expert in Houston’s industrial real estate market.
During 2002 through 2006 Tyndall served as an officer of Society of Industrial and Office Realtors Houston Chapter and as President during 2007.
Tyndall graduated from Texas A&M University with a Bachelor of Science degree in Recreation, Parks and Tourism Development.

Jarrad E. Coulter, CCCA
Mr. Coulter is responsible for the management of IDV's development and construction activities. He has extensive construction and real estate experience with over 20 years in the industry. His responsibilities include preparing proposals, negotiating lease terms, client satisfaction and the execution of the design and construction process.
Prior to co-founding IDV, Jarrad was the Vice President of Development Services for Capital Commercial Investments (CCI). While at CCI he completed over 20 speculative developments, 4 build-to-suits, and 20 tenant improvement projects for a total value in excess of $75 million.
Previously, Jarrad served as the regional leader of a commercial general contracting firm. Throughout his contracting career, Jarrad gained intimate knowledge of the construction process including estimating, field supervision, managing contracts, quality control, maintaining budgets and achieving project schedules.
Jarrad has a Bachelor of Science in Construction Engineering and Management from Purdue University and holds the Certified Construction Contract Administrator designation from the Construction Specifications Institute.
Previously, Jarrad served as the regional leader of a commercial general contracting firm. Throughout his contracting career, Jarrad gained intimate knowledge of the construction process including estimating, field supervision, managing contracts, quality control, maintaining budgets and achieving project schedules.
Jarrad has a Bachelor of Science in Construction Engineering and Management from Purdue University and holds the Certified Construction Contract Administrator designation from the Construction Specifications Institute.
Timothy C. Harrington, CPA
Mr. Harrington oversees all of IDV's finances and investor reporting and participates in all matters relating to asset acquisition, disposition, entitlement and structuring of ownership and development entities. Tim has both a broad and specialized knowledge base across multiple industries and has extensive accounting and finance experience combined with over 15 years of real estate and development experience.
Prior to co-founding IDV, Tim served as Vice President of Land Development Services for Capital Commercial Investments (CCI). While at CCI, Tim managed the acquisition, disposition, due-diligence and development of land tracts and investment opportunities. In addition to his land development role, Tim also handled investor reporting, cash flow and capital management as well as asset management for CCI’s Houston Industrial portfolio.
Prior to joining CCI, Tim served as a Land Acquisition Manager and Land Project Manager for McGuyer Homebuilders, Inc. (MHI) one of the largest private homebuilders in the U.S. Tim was part of a team that acquired, developed and managed over 4,000 acres with project budgets exceeding $100 million. He has extensive experience with site selection, contract negotiation, due-diligence, land entitlement, construction management, public and private financing and municipal utility districts (MUDs).
Tim also has experience consulting with numerous private equity funds and hedge funds across the US, Europe and Asia while working as an Associate in the Financial Services group at PricewaterhouseCoopers, LLC.
He received his Bachelor of Business Administration and Master of Public Accounting degrees from the University of Texas at Austin.
Tim is a Certified Public Accountant in the State of Texas and a Licensed Real Estate Salesperson in the State of Texas.
