CO-FOUNDER AND MANAGING PRINCIPAL

Jarrad Coulter is Co‑Founder and Founding Partner of IDV, bringing more than 25 years of experience in industrial real estate development. He leads the firm’s design, engineering, and construction strategy, guiding the delivery of high‑performance warehouse, distribution, and manufacturing facilities across the United States, with a strong concentration in Texas and the Southwest.

Since inception, IDV has developed approximately 13 million square feet of industrial space, with an additional 4 million square feet currently under development. Jarrad also serves on IDV’s investment committee, helping shape the firm’s strategic direction and evaluate new development opportunities.

A driving force behind IDV’s development philosophy, Jarrad blends technical rigor with disciplined budget and schedule management to unlock complex sites and deliver value‑driven solutions for clients.

Before co‑founding IDV, he held senior roles with commercial contractors and development firms, gaining deep expertise across all phases of project delivery. He earned a Bachelor of Science in Construction Engineering and Management from Purdue University.
